Knockdown rebuild is exactly what it sounds like. You demolish the existing home and build a brand new one on the same block. You keep your land, your street, your neighbours and your suburb. You just replace the house.
Canberra is well-suited to knockdown rebuilds. Much of the inner-suburb housing stock dates from the 1950s through 1980s. These homes are often past their useful life, poorly insulated and expensive to renovate properly. At the same time, land values in suburbs like Ainslie, Griffith and Dickson have risen sharply. In many cases, the land is worth more than the house sitting on it. A knockdown rebuild lets you unlock that land value with a home that actually suits how you live.
Is a knockdown rebuild right for you?
A knockdown rebuild makes sense in specific situations. It is not the right answer for every property. Here are four scenarios where it is worth considering:
- The home has serious structural problems. Reactive clay movement, failing footings, asbestos-riddled walls or a roof that needs full replacement can push renovation costs beyond what the job is worth.
- Your land value has outgrown your house. When the land is worth $800,000 and the house adds little to that figure, a rebuild makes financial sense.
- You love the suburb but not the house. Moving would cost you stamp duty, agent fees and the suburb you have built your life around. A knockdown rebuild lets you stay.
- Renovation costs are approaching rebuild costs. Full renovations on older Canberra homes can cost $400,000 to $600,000 or more. At that level, a new build can deliver a better result for similar money.

The knockdown rebuild process
A knockdown rebuild follows a clear sequence. Here is how it works when you build with Rentoule Projects.
- Initial consultation. We walk the block, talk through your brief and give you an honest view of what is achievable and what it will cost. No pressure, no obligations.
- Design and approvals. Working with your chosen architect or designer, we develop plans that meet ACT planning requirements. Most knockdown rebuilds require a Development Application. We can advise on what approvals you need and how long they are likely to take.
- Demolition. Once approvals are in place, the existing home is demolished. All demolition waste is removed from site. For homes built before 1985, asbestos testing is required before demolition begins.
- Construction. Your new home is built to a fixed-price contract. The price you sign is the price you pay, subject to any variations you choose to make.
- Handover. We complete a thorough defects inspection before keys are handed over. Your new home comes with full builder’s warranty under ACT legislation.
Knockdown rebuild costs in Canberra
A quality custom home in Canberra typically costs between $900,000 and $1.5 million or more, depending on size, specification and site conditions. A compact two-storey home of around 200 square metres will sit at the lower end. A larger home with high-end finishes and a difficult block will sit higher.
Fixed-price contracts matter in this context. When you are spending close to a million dollars or more, an open-ended quote creates real financial risk. A fixed-price contract sets every cost in the contract before work starts. You know what you are paying before demolition begins.

FAQ
Do I need a Development Application for a knockdown rebuild?
In most cases, yes. A knockdown rebuild is treated as a new dwelling under ACT planning rules, which means a Development Application is required. The exception is if the new home qualifies as exempt or complying development under current ACT planning codes. We can advise on this during your initial consultation based on your block and proposed design.
Can I live on site during demolition?
No. You cannot occupy the site during demolition. Most clients move into rental accommodation or stay with family for the duration of the build. A typical knockdown rebuild takes 12 to 18 months from demolition to handover. Factor rental costs into your budget planning.
How long does a knockdown rebuild take?
Allow 18 to 24 months from initial consultation to handover. That includes design and documentation (three to six months), the DA process (three to six months depending on complexity) and construction (ten to fourteen months for a typical custom home). Timelines vary based on design complexity, site conditions and the approval process.
What happens to the existing structure?
The existing home is fully demolished and removed from site. Before demolition, a licensed asbestos assessor will inspect the home if it was built before 1985. Any asbestos-containing materials must be removed by a licensed removalist before general demolition proceeds. We can recommend licensed assessors and removalists in Canberra.
